You’ve all heard of home inspections, but have you ever heard of oil tank inspections?

Many buyers these days are just not educated when it comes to watching out for this potential risk.

For those who are not aware, many single family houses prior to 1975 were heated by oil.  This was before houses were connected to gas.  The oil would come from an underground oil tank buried beneath the property.  

When the availability of gas came into the picture and homes connected to gas, many underground oil tanks were decommissioned, as in the oil was pumped out of the tank and the oil tank removed.  Unfortunately, many oil tanks had their tubes “tied” but were never removed from the property and to this day, there are still some houses that are still powered  by the oil.

The danger is for those houses that still have an underground oil tank.  

Why, you say?  Well, because the lifespan of the oil tank is supposed to be about 25 years and so after that time, the tank will begin to corrode and pose a contamination hazard as oil can leak into the soil of the property.

How Much Does a Steam Shower Cost?

 

Home owners searching for bathroom remodeling ideas should be familiar with the most recent interior design trends. These trends will help add value to your home bathroom. Recently, bathrooms are becoming more spa-like, which also makes the toilet or bathroom more comfortable. The cost of a steam shower may appear, considering that the installing steam showers in the toilet / bathroom is a current design trend.

The cost of a steam shower varies between the cost of  custom tiled shower units and prefabricated free standing shower units.

 

Prefabricated Steam Shower Units

These pre-built steam shower units are easily put together , usually within a day and hooked up to your home as easily as a washing machine. They are usually installed by way of a professional electrician and plumber but come in kits and most handymen have no problem to install one themselves. The cost of these units as of 2016 varies between $2700 and $5800. This doesn’t include the expense of labor for the installation. These units usually are all-in-one shower stalls with built-in features. Custom Tiled Steam Showers

The cost of a custom steam shower is determined by the materials used, the size of the shower and the features within the shower. The larger the shower, the higher priced the project is likely to be, especially when the materials are costly. The price can vary greatly depending on the other jobs being completed in the renovations. The cost of a custom steam shower varies between $10,000 and $16000 for an average Custom steam shower enclosure. To put in a custom steam shower, you will likely need a contractor, tile setter and shower-door installer; a plumber and electrician is likely to be required for the job also.

The cost of the custom steam shower also can rise if add-on features are within the project. Types of these luxury features incorporate a built-in seat, remote control, music, touchscreen control, aromatherapy, chromatherapy and lighting. In the example below of a custom tiled steam shower.The master bathroom has a curbless steam shower and rain head. The tile is Bianco Carrara polished marble with 3-by-6-inch subway tiles on the walls and 2-inch hexagon tiles on the floor.  Other costs to take into account for a steam shower are the maintenance of the steam shower throughout its life, and the expense of running the steam shower.

Whilst the steam shower endures wear and tear over the entire year, steam shower parts may have to be repaired and/or replaced. To run the shower, the typical cost is 10 to 25 cents per hour as a result of electrical components.

Note that the steam session uses little water. Having a steam shower uses less water than the usual normal shower or perhaps a bath. A twenty minute steam session only uses two gallons of water. The pros and cons of each option should be thought about and weighed from the budget for the project.

Conclusion of all things considered

Keep in mind that the prefabricated freestanding shower enclosures units  are quicker and easier to install (they can be installed in less than a day) compared to tiled custom showers which can take weeks to build from start to finish.  Also freestanding units usually are alot less costly of an investment and give a greater value for your money as they include many more features into the shower like built in lights, stereo, and added massaging water sprays that if you add them into a custom shower will drive the finished cost thru the roof.  Compare an installed free standing shower installed can cost less than $6000 compared to a custom tiled steam shower can run $12,000-$16,000 and up .

The Market’s Hot, Gotta Get In Before I Get Priced OUT!  Right?

It’s A Sellers Market, Best Time To Sell, Right?

But If I Sell A Few Months Later, I’ll Make More Money, Right?

 

Buyers, I know what you’re thinking.  

 

It’s a seller’s market, it’s a bidding war out there, it’s too crazy out there, I should wait until the market slows down.  

 

But, you do realize that if the market is going up 20%/yr, every month you wait, you’re going to be paying 1 – 2% more and for a $500,000 property, every month you wait, you’re going to be paying $5000 – $10,000 more.

In that case, buyers can easily get priced out of the market if they sit on the sidelines.

If you buy now, then at least you know that whatever you buy, it’ll likely go up.  

Will the market slow down eventually?  Of course.  

Will there be a correction?  Real estate runs in cycles, of course there’ll be a correction, but the question is when?

What if the market crashes?  The economic fundamentals aren’t pointing in that direction.

The Age Old Debate – Is It Better To Rent Or To Buy?

 

Why am I renting when the rent just pays for my landlord’s mortgage?

If I buy, at least my money goes to my mortgage and I’m busying an asset, right?

Why are real estate investors renting?  Isn’t it better to buy?

 

This is the age old debate.  People have been debating this for years.  

Let me start by saying that there’s no right or wrong answer.  Is it better to rent or is it better to buy?  Is one better than the other?  

Well… it depends.

What do I mean?

Let me lay out some pros and cons for renting and buying below

RENTING

Pros:  

1. Flexibility:  Similar to leasing a car, you can switch places every year or few years.  You’re not locked in to a mortgage.
2. No need for a down payment:  If you’re renting, you don’t need to save up for a large down payment to buy a place, just need to come up with your monthly rent.  Real estate investors often rent and use their home as an office and claim it as a business expense, then use the money that they would have used as a down payment to invest in real estate deals.  
3. Maintenance:  As a tenant, you’re typically not responsible for repairs of fixtures in the property.

5 Facts About Yamaha Drive Golf Carts

It’s time for a “new” golf cart, and you are trying to decide between the three major manufacturers. Let’s shed some light on what Yamaha has to offer in their Drive golf carts.

Easy Maintenance

Yamaha Drive Gas model has no oil filter. Yes, you heard right, no oil filter. So changing the oil just got one step quicker and easier. Just drain and refill. The same applies to the crankcase oil in both the gas and electric models, although the gas model still has a fuel filter and a 2-stage ail filter. Remember to do regular maintenance on your golf cart, and get your oils and filters changed at least yearly.

No Brakes!

I’m kidding! But the truth is, the Yamaha Drive (G29) up to 2014/2015 do not have conventional wheel brakes like your car, or like the “other” carts; rather the Drive has an internal “wet brake” system in the transaxle, which is virtually maintenance-free. The brake is still adjustable, so if you find that you have less stopping power, get the brake cable adjusted right away!

Get Framed!

Every golf cart has a frame, whether it is Yamaha, Club Car, or E-Z-Go, but the Yamaha Drive has a steel frame, as opposed to aluminum. Steel tube frames are stronger, allowing less bend and stretch that aluminum. Yamaha also coats the frame to protect it from rust and elements, rather than leaving it exposed. If you notice some rust on your frame, take care to clean it off and re-coat it to protect the frame from further damage.

Yamaha has been building motorcycle engines for a long time, since the YA-1 in 1955, so it stands to reason that they should build a great motor for their golf carts. The Yamaha Drive gas model has a Yamaha-built motor, with the same great quality and workmanship.

Charge!

Maybe you’ve heard the ongoing arguments, but what really is better, more batteries or less batteries? In the Yamaha Drive 2009/2010 models, you would find 4-12 volt batteries. In 2011, Yamaha switched to 6-8 volt batteries. The argument behind this is that more batteries means more lead, and more lead means a longer run time on the batteries. Instead of 2 rounds of golf on a charge, they can get 3. Instead of a week running back and forth to the boat launch or beach, you can get 2. By the way … what is “golf”?

Considering Solutions
Use VINEGAR! First, thoroughly clean the mirror with your favorite product or homemade solution, and then wipe it dry. For an anti-fog treatment, dip a cloth in a mixture of one quart hot water and 2 tbsp. vinegar, and use it to wipe down the mirror. Then, let it air dry (versus drying it with a cloth). Using Shaving Creams
Shaving with a foggy mirror can lead to cuts, nicks, and death…Don’t die on your bathroom floor, naked and without dignity. Spread a thin layer of shaving cream on your mirror before showering. Avoiding the Damage

• Avoid using commercial cleaners with acid, alkali, or ammonia—they are too abrasive.
• Keep liquid away from the edges of your mirror. This can cause “black edge,” which damages the backing. If you do accidentally get liquid on these edges, wipe up immediately!
• Never spray cleaner/vinegar/water directly onto the mirror—this helps avoid “black edge.”
• If you have several wall-mounted mirrors next to each other, do not clean across their joints. Liquid can collect in these areas and cause damage. Instead clean each mirror separately.
